Amanda and Kelsey, the real backbone of the show. Great job girls, it was fun working with you both as well as the rest of the crew.

Chuck Buller owner of Park Place Cabinets, he has won every kitchen award for the homes he has been involved with in the show.

Ronda Divers, what can I say, it would never be enough. She gave her heart to Sonoma and it showed. Best Interior Design cannot aptly describe or be enough of an award.

Stan and Diane Scrutton, my close friends and designer for 30 years, always and example.
I think Darin Park was just as surprised as I was that he finished Sonoma on time and with the demanded Shelburne quality.
An unannounced interview, how to put a builder on the spot.
MMMMMM, NW Natural provided the banquet. I think it was the best banquet meal I have ever had. They are masters of service, that's how an elective utility supports their customers.
Stan Scrutton, best Architectural Design...He has always been able to turn my circles into squares. Sonoma ranks right there with some of the best homes he has designed.

For those of you that came to visit Shelburne, thank you. We are very proud of our efforts and would love to make you just as proud of your Shelburne home.

Well tomorrow is the last day of the show, it has been a great experience for all of our team. We have received so many posiive comments about all portions of the home. I do have questions about the professional judging but I think the most telling are the Public and Realtor's voting. I think Sonoma did very well and it reflects the attention to detail, planning and creativity of my team.

Sonoma is open and waiting for you! The opening dust is starting to settle and the word is spreading, Sonoma is something special, a unique and inviting home. I have been spending a lot of time at the home along with other Shelburne staff members. The comments have been very rewarding and provide the validation we all seek when creating not only a home but a work of art by our craftsmen and women. Our goal is to create a home that all our guests can feel comfortable and welcome.

The best compliment we can receive is "I could live in this house" and we have been hearing it on a consistent basis. We work very hard at every detail, we can honestly say that there is a thought process for every portion of Sonoma and it shows in the product. We would love the opportunity to discuss your dream and how Shelburne can work with you to achieve it!

I THINK WE ARE READY!

No pictures on this post, maybe tomorrow. We just did a walk through and short of some planters for the rear deck and final tweeks of the lighting and AV I think Sonoma is ready to be introduced to Portland. It has been a difficult yet rewarding build. All the team, Stan Scrutton, Ronda Divers, Chuck Buller and so many others have given their talents and hearts to this wonderful home.

As I walked through the home last evening as the sun set and the lights of the city emerge I was truly awestruck at what we have all accomplished. Sonoma is a unique home yet warm and welcoming. We hope that guests to the street will feel comfortable and enjoy Sonoma as much as we have enjoyed creating the home.

Our last street house, LaProvence, was purchased just before the show and the clients bought the house will all the furniture, art and decor. Sonoma is another one of those houses where if possible the purchaser could keep it exactly as we have completed the home. If you think about it, you get the talents and skills of the design team, furniture at a huge discount and the look that caused you to fall in love with the home.

We will be posting photos from the home over the next few days but not too many as we don't want to spoil the surprise of Sonoma. Industry Open night will be Thursday and Mid-summer Nights Dream on Friday. The MSND is a great event if you want to be the first to view the houses, it benefits a number of charities and you get a wonderful meal too.

In any case, we hope to see you at the Street and please say hello and let us know if you have been following the blog. I have had fun writing it and doing the photos of the house and people responsible for its success. Keep reading!

John Vincent, photographer beyond compare with the Oregonian. I first met John 12 years ago and he has shot all the Street of Dreams. His work is pure genius and he will only accept perfection. John has probably done more visually to get people excited and curious about the Street of Dreams.
The sun sets on Sonoma and it's heart glows, I was truly amazed at the lighting and emotion of Sonoma. This was the first time we lit the home inside and out for photos and I was so happy with the results of the team in creating the emotion and surprise of this home. I think it is the best example of lighting both indoor and outdoor we have ever done.
Handcrafted glass is displayed throughout Sonoma, this is a custom cast wall sconce in the powder room bath, art, art, art.
The city starlights shine brightly, you are on top of the world here.

What an entry, it draws you in with that Shelburne HUG, who wouldn't want to come home to this.
The architectural lines and shapes define Sonoma, repetition of rectangles throughout carry our theme.

We hope you cant wait to see our work with Sonoma, it has to be experienced to be believed.

HERE COMES THE DIVERS TEAM

You wouldn' t believe the amount of decor that goes into a 6500 ft house! You think about the major pieces, but all the fill in and artist works and ... and...

Where would we be without Wendy's smile?

Wendy and Chris place the carpet in the indoor/outdoor room.
Even the boss is right there working with everyone. Ronda has the vision and knows how to make it happen.
Activity room furniture, what a great place to watch a movie.
I think one of my favorite spaces is the utility room, the way the light comes into the space.
Hanging storage units in the garage, you need every space possible.

I sat down in the Great Room in the sitting group next to the windows with the view and then turned toward the kitchen, great view there too!

FINAL INSPECTIONS APPROVED!!!

Barn doors with hardware installed and firepit ready to be placed in the front courtyard.

Landscaping is being installed by Innovative Landscape, real professionals.
Darin Park, project supervisor showing our final inspection, there is a special note from the county building inspector "NICE JOB". I find it amazing, Darin's original completion date was July 28th, one day off!

All the custom railings by Zion are in and approved, great job guys.

Carpet is installed Thursday and final clean Friday. Furniture and decor start on Saturday. We should be wrapped by mid week next week and the fine detailing starts.

DETAILS AND LAYERING

Now the fun stuff starts, adding the layers, textures and colors. Sonoma is a canvas for the artist's work. Ronda Divers, Robin Damore and others will be filling the home with rich colors and original art. Butters Gallery and others will be displaying their collections as well.

These are the grates for the tile floor, they are backed with metal and then water jetted to cut the openings, very precise and another custom touch.
Kohler's apron sink in the Butler's Kitchen, another unique feature of Sonoma.
The Great Room Wall with the mantel installed, it is cast stone; massive yet to the right scale.
3 CM is doing the granite slabs, beautiful stone. This a piece for the kitchen counter. We used a honed surface rather than highly polished to emphasize the soft feeling of Sonoma.

This is one of the hardest working painting crews I have ever used. Eric Hernanz Painting has skillfully done the finishes.
Who said working on a street house isn't fun!!!

This hood was fabricated by one of our metal workers, the base coat paint is on and now will be custom finished by an artist to give it texture and color. Electrolux European appliances are throughout the home. This is the dual fuel (gas and electric) range.

Additional appliance include a second convection oven, microwave, warming drawer and espresso machine.

Each bathroom has it's own character, very interesting and decorative use of tiles and granite.
Activity room kitchen and bar including refrigerator drawers, ice maker, drawer microwave and dishwasher drawer. Easy and convenient to the Projection TV room and billard room.

EVERY DAY IS A NEW DAY!

Checking the match for the kitchen granite, 3 cm Stone is fabricating all the stone for the home and they are the best example of perfection in this area.
What more can I say, LIGHT!

Grouting the almost 4000 sq. ft. of tile, its a multi man job.
View from the loft, these are the pieces of the cast stone mantle that is being assembled. The stone is custom manufactured to our design pattern, a very unique piece.

Ahhhh, the kitchen island finally arrives. This piece is 18 feet long and almost 7 feet wide, almost a room in itself. It will be topped with the granite in the prior picture with a honed surface reflecting the soft feel of Sonoma.

More light, the patterns provide additional texture.

A Cut Above Siding installs the rear upper deck siding. We are the ONLY residential contractor they side for. My logic is the people who repair all the mistakes and problems will be the best to properly install the siding.

Scott is the lead painter for Eric Hernanz Painting. He is one of the hardest workers I have met. He has been at the street managing and painting 7 days a week to make sure the project is done to our demanding level of expertise.

This gentleman works with Waco Scaffolding. The entire house had to be wrapped to allow the various trades to work as much as 60 feet off the ground safely.
The Three Musketeers???

Next week will be a week of tremendous change and activity...stay tuned for Sonoma's final stages.

PIECES AND PARTS COMING TOGETHER

With the sheetrock in and wonderboard down here comes the tile, cabinets and trim details.

We are using a 1" thick glazed terracotta tile in the wine room, thick and chunky.
The sight line from the outdoor room to the great room fireplace is almost 80 feet, open yet intimate.
Kohler's new 6' spa tub with waterfall, we are the first builder in the country to install this tub first introduced at IBS (International Building Show) in Chicago this past spring. There are numerous new fixtures and lines in Sonoma.

I was teasing Mike about sanding the top of the cabinets where no one would ever see them. His response, "I see them".
Indoor/outdoor room fireplace with tile flooring and Jeldwen BiParting doors.

The bright open Utility room, every room in the house except for one bath has exterior windows!!!

The NEW Trex deck with blind mounting (no surface nailing).

Aluminum garage doors with polycarbonate glass, good match to the windows and let plenty of light into the garage without compromising security and privacy.
Upper and lowers for the butler's kitchen. The upper cabinets will be lit and fronted with seeded glass.

The master shower is a spa experience! We are using Kohler's DTV valve system that controls 6 outlets. We are having rain shower heads, regular and hand held heads and 3 body jets all of which are programmable for the individual user.
A good shot of the board/batt siding by Hardiplank. This concrete based board will withstand the roughest weather and require less maintenance.

SHAPES ARE FORMING

The craftsmen at Park Place are building the furniture quality cabinets. We will be doing both painted and stained cabinets. The stained cabinets are a glazed finish on maple. The quality is unsurpassed.
Mike on the left is in charge of production for Park Place, Chuck is the owner with over 30 years and 16,000 jobs under his belt...an artist and perfectionist. Carl on the right is responsible for the construction drawings and plans. He has to make sure everything fits and works together, the smallest detail is never missed.
The architectural shapes and forms are taking shape both on the exterior and interior of Sonoma, each layer gets better and better.
The planter boxes are being placed in the end walls. We are using the planters to filter rainwater from the roof system. They will enclose the lower court and provide privacy and security.
Chuck and Carl laying out the bar countertop, every cabinet is drawn on particle board for a pattern in 1 to 1 scale. The layouts are saved for future design ideas and reproduction of the key design ideas.

Elements such as curved cabinets are unique and show the quality and precision of Park Place's quality and detail. Note the doors are all inset into the frames...everything has to align and balance, plumb and square.
The lower courtyard entrance with pervious pavers that allow the water to drain through into a drainage system that also filters the water and removes it from the storm water system.
Look carefully, I only had a wide angle lens. Mt. St. Helens is just above the red Milgard window tag. You see it, Mt. Ranier and Mt. Adams from all the north facing windows.

The sheetrock forms are mirroring the window detail and rectangular theme carried throughout the house. Recesses and openings provide shadow and detail to the surfaces.

The board/batt siding on the front elevation again emphasizes the rectangular theme and designs throughout the home.

The Great Room wall ready for cabinetry and mantle details with lighted niches. Sun streaming in; open, light, bright and airy in a setting above the clouds.

Openings between the Great Room and Kitchen provide interest and repetition to the shapes. Architectural detail such as this separate the living spaces yet provide connection from space to space. The sight line from the Great Room wall to the outdoor room is over 80 feet!

Lots of changes coming in the next 4 weeks, keep watching.

FRAMING AND INSULATION DONE, SHEETROCK TOMORROW!

We are using large pots on the entry columns, just making sure the scale and proportions are right for the entry.
Framing for the Great Room wall, the plasma will be to the right of the fireplace which will have a cast stone mantle and hearth. There are 3x3 lit niche's above the tv and to the left of the fireplace for display and relief.
Choosing paint color for the exterior of Sonoma, we selected the one on the right as it has a bit more depth and tone yet will highlight the windows and board/batt trim details.
Framing for the new circular spa tub from Kohler, 6' round...pillows included :)
Meet Vern Thompson, building inspector for Clackamas County. Vern is a very thorough and proficient individual that understands the complexities of construction especially the methods we used in the building of Sonoma. By the way, we passed all our inspections on the first try with some minor corrections. Cudos to all the contractors and their quality work.
Behind the walls! This is the master shower with Kohler's DTV valve system. There are 6 outlets for body sprays, wall shower head, hand held shower etc. You electronically control the valves. There are settings for 6 individuals with 6 programs that you can set up for personal showering preferences...a complete spa for your home.

Next shots will be the rooms with sheetrock as Sonoma takes shape and character.

UNBELIEVABLE, 63 SOULS WORKING TOGETHER!

Windows are being set, 80 of them not including the biparting doors at the outdoor living space. Friday we had 63 people working on the home; framers, electricians, hvac, audio/video, roofers and I am sure a few other trades.

Sometimes even we are surprised...the window openings on the SW corner of Sonoma open up to another great view toward West Linn and Lake Oswego.
This is the view from the dining room and indoor/outdoor spaces. There will be "accordian" style doors that separate the dining room from the I/O room and another set to close the I/O room from the exterior deck for year round use of the space.
Miles and miles of wiring go into Sonoma. Special lighting controls by Lutron and system controls by Crestron are just a few of the features in Sonoma. They will allow control of lighting groups from central locations as well as controlling heating/cooling and security.
Ronda Divers, our interior designer is reviewing lighting plans with Dave Brown from Garner Electric and his lead team member. We carefully design the lighting for multiple scenes and strict functionality as well as great ambiance in the home. Measurements, heights and effect of lighting are all carefully considered...there is no such thing as "normal" or "standard" packages, it is all approached by planning for each space.

This is the two story fireplace and entertainment center at the main level Great Room. We have to allow for exact placement of cabinetry, audio/visual, fireplace details and lighted recess areas, there is no room for error.
The final shot of this blog is showing the entrance to the home from the lower level courtyard. South exposure of this private space is a welcome surprise that increases the livability of Sonoma.

This will be a busy week securing inspections that will allow us to begin insulation and sheetrocking. We will have at least 7 different inspections to pass and if true to form we will pass each one of them without corrections.

About 8 weeks to go and WE ARE ON SCHEDULE to finish the home July 28th!

9 1/2 weeks to go!

Framing is almost done, roof starts Saturday the 31st! We have begun plumbing and hvac and electrical will begin Monday. Schedules are tight, cooperation is even tighter. It never ceases to amaze me the cooperation and assistance our team members exhibit in difficult situations. We all understand the common goal and how to achieve it. Street of Dreams homes are examples of the best work our area contractors can exhibit. To do this in a compressed time frame requires the best of everyone.

This is a view from the library loft over the great room. Views, views, views...this is one of the best, if not the best view in the city.

Gary Phillips of Vacuflo measuring for the vacuum system, he is offering some new and innovative options for this years home. A retractable hose under the kitchen sink for those small pick ups, a dust tray for quick sweep ups and improved tools to make the job of keeping Sonoma clean and green!

The stairwell is free standing using steel structural supports. This allow for the open feeling we are striving for at Sonoma. With the spectacular window groupings and vistas there is light and openness from every angle.

Mike has been framing with Sapienza and Sons for many years. His skills are an example for the others on the crew. Cliff Sapienza is joined by 2 of his sons (who weren't even born when he first started to work with me) and 10 other craftsmen. Watching them work is viewing a finely tuned machine.

Milgard Windows has supplied a unique design in their windows for Sonoma. We required a heavy frame in a dark bronze color for the proper accent to the look of Sonoma. There are over 80 windows!!!!

Imagine this view from your great room, yes, you can only imagine because no other home has such a spectacular setting. Come experience Sonoma and find your dream!

Ready for Trusses and Roof

Boy, does this house look great. Even with all the years of experience you sometimes get surprised by the outcome. Stan's plans continually amaze me in their ability to capture all the best elements of a setting and structure. The view for Sonoma is absolutely breath-taking and the window configurations from both levels captures the panorama perfectly. The city lights from the master bedroom at night, the mountains and north side of Portland during the days. Indoor/outdoor living areas and two kitchens that will bring out the gourmet in you. This is getting exciting, we have a winner here...come experience Sonoma.

I have been out of town for a week and look what has happened. Cliff and his crew are ready for the roof trusses Friday morning; Mark Anspaugh, our plumber has started his piping on the lower level and the HVAC will start Monday. The key to a timely construction schedule is constant revision and cooperation between subs. Having had most of my subcontractors and suppliers for as much as 30 years they know the importance of these assets.

WHO YA GONNA CALL?

FRAMEBUSTERS!! Long term relationships pay off for all, Cliff Sapienza and Sons have worked with me since before there were sons. Calling Cliff a framer is like calling Debeers rock hounds. He is truly an artist at his skill. Framing started Monday and as you see from this weeks pictures he has put in the floor and walls for the lower level by the end of week. This is huge progress and is the result of his 12 man crew dancing to Cliff's direction.

We utilized structural truss joists for the flooring system, but increased their depth and frequency to make a rigid and strong floor. It is not uncommon to have this type of floor bounce and be on the noisy side. Gluing 1 1/4" structural flooring to the joists that exceed engineering requirements substantially will give us a stable and quiet floor system.

The steel erectors finished the columns for the garage entry and front bridge. They then installed the steel pan decking that will support the concrete for these areas.

Finally, wood on the site. Cliff started with his 12 man framing crew Friday, checking elevations, steel and square. He started getting some of the pony walls on the concrete foundation and sill material for the floor joists on the steel structure. This will be a busy week with Cliff framing and Greg Lesher doing the masonry work for the planters and columns. The site will continue to be an issue as there is limited space for delivery but cooperation is key.

Cliff Sapienza and one of his sons (he was not even born when Cliff started working with me) testing an OSHA approved safety harness. The steel is almost 30 feet off the ground in some places, don't want anyone falling!

A good driver can drop a load of lumber on a dime. This is one of BMC's best. He is dropping over 10 tons of lumber in a space that is little wider than his truck.

The steel had to be fabricated to 1/4" tolerance to line up with the foundation walls and correct heights...Sonoma was within 1/8" accuracy. Jay Bondi is a master at foundations and takes great pride in being plumb, level and square with his work. Thanks Jay!

Steel frame and concrete block planter

Today we finished erecting the structural steel frame for Sonoma. The large I beams were placed with a crane and bolted into place. Tomorrow the steel will be inspected by a structural engineer for proper assembly and weld standards. We also started a block wall planter for the front retaining wall and lower courtyard. There is also a picture of the stone we are using for the facing and on the accents for Sonoma.

Sonoma is using a unique foundation system designed especially for hillside development. By using a standard concrete foundation for the front of the home and steel structure to support the rear and decks we minimize the impact on the site. Engineered structural steel is placed on driven steel piling to specified depths. On top of the piling a steel framework is erected.

The cross bracing (round tubular steel) provide for lateral stability and earthquake resistance. All welds are inspected by a licensed inspector either in the shop during fabrication or on site following installation.

The foundation is fully waterproofed with perforated piping in all areas. Then the pipe and foundation are backfilled with drain rock to allow any ground water or surface drainage to be carried away from the foundation. We have installed over 120 yards of piping and 20 loads of rock. This helps prevent backpressures on the foundation and retaining walls and maintains a dry crawlspace area.

Framing is scheduled to start Wednesday or Thursday and then watch as we progress on Sonoma!

Sonoma, A Donation to the Homebuilder's Foundation

Sonoma has been selected as this year's home to benefit the Homebuilder's Foundation. The Foundation focuses primarily on housing issues for the dis-advantaged and homeless. This is the first year the HBF has benefited from a Street of Dreams home. My personal goal is to have all our suppliers and contractors contribute to this home with the proceeds going to the foundation. We can accept donations toward Sonoma and will be providing various incentive packages to those who contribute. We are working on radio ads, print media, a full page ad in the SOD magazine as well as site signage acknowledging the Donors.

The HBF is involved with the Raphael House, Cordero House as well as many other charitable organizations locally. On a national scale the Foundation is affiliated with "Homeaid". This is truly one of the most focused money raising campaigns to date and we want Sonoma to be a real winner for the Foundation.

Countdown has begun!

Well we will again do the impossible, less than 16 weeks until the show! Meeting schedules and huge cooperation from our teams will be needed to complete Sonoma. Our design and planning has been focused on creating a special home with economy of time. The design process started last year with topographic studies of the lot, survey of the views and creating our "client profile". In building a speculative home we have to make the residence as appealing to the broadest market possible yet have it feel personal and welcoming to all.

Sonoma is a gracious home with the Master Suite on the main level along with the Great Room, kitchen and dining as well as a very unique outdoor living area. It will appeal to a young family or a client that wants the main living areas on one floor. The lower level has all the active spaces our custom clients desire; 3 bedroom suites, a craft area and large utility room, activity room with entertainment center, wet bar and spacious areas for recreational activities topped off with an elegant wine cellar.

Foundation is poured

The foundation walls were poured Wednesday and we are stripping them for waterproofing, piping and backfill. The steel piling (18 of them) were positioned prior to the excavation for the foundation to assure correct elevations and minimize excavated areas. In essence, half of the house is on a standard spread footing foundation and half on steel piling and framework. The foundation portion took over 100 cubic yards of concrete and about a mile of steel. The walls had almost 80 yards with a sophisticated steel network for structural stability.

This coming week will be getting the site ready for the steel and framing. The show starts on August 9th so we all have a lot of work and coordination to do. We will continue to post updates and photos as work progresses and PLEASE, if you have any questions, leave a note and I will do my best to provide answers.

SONOMA - 2008 STREET OF DREAMS

Welcome to Sonoma, this is my first blog experience so any comments and suggestions/requests are very welcome.

Well we are finally underway with Sonoma, our 2008 Street of Dreams Entry. This will be our 5th Street home. Previous entries were the Alderhouse, Villa Toscana, Chesapeake and LaProvence(visit our website to see these wonderful homes) shelburnehomes.com

Sonoma is in Altamont, a previous site of 4 shows. This year's lots have commanding views to the North, East and West.

Our great team, including Stan Scrutton, AIBD and Ronda Divers of Divers' Interiors with Chuck Buller from Park Place have worked diligently to create a unique and inviting home. Having first selection of the lots, we chose one that has perpetual views of downtown Portland, Mt. Tabor and Rocky Butte continuing to the North with St. Helens and Mt. Ranier. As you view further East, you have Mt. Adams, views of the airport and the entrance to the Columbia Gorge. I would venture to say the views from Altamont are some of the absolute best in all of Portland.

Sonoma, the word describes the feeling and emotion of our home. An open floor plan, master on the main level and windows, windows, windows to capture the spectacular views. Volumes of space yet maintaining a warm and comfortable scale, Sonoma welcomes.

We have taken a different approach to a hillside home, one that minimizes impact. Utilizing the slope as a design feature in the home we have combined conventional foundations and framing with steel piling and framework. Given the bulk of available lots in the Portland Metropolitan area, we are uniquely qualified to complete this type of construction. Using our methods will allow for more cost effective and structurally sound homes on hillside lots. It also allows us to design properties with more usable space and light.
